Commercial Appraiser

Location: Westminster, CA
Monthly Salary Range: $6,500 – $7,400
Job Requirements
License: Certified General Appraisal. Bachelors Degree
in Business, Real Estate or related fields or equivalent combination
of education and experience. Minimum 4 years experience appraising
rights of way, easements and/or partial takings. Excellent understanding
of valuation techniques of all property types including improved and
vacant lands, valuation of easements, partial takings (including damages),
and State of CA and Federal Eminent Domain codes and their applicability.
Excellent communication skills, both verbal and written. A sample appraisal
may be required to illustrate written communication skills. Excellent
interpersonal skills to build relationships with clients and stakeholders.
Ability to complete independent research to support valuations. Research
includes searching for comparables, sales, listings, rental studies
and other information required to meet clients' needs. Ability to be
proficient on PC and Internet based applications. Required - State
General Certified Appraisal License. Course work in Appraisal Institute
or International Right of Way Association (IR/WA) education programs.
Experience providing functional direction to contract employees. Position
requires outside and driving time for property inspections and project
detail confirmation. Ability to work in diverse areas throughout the
SCE service territory.
Preferences
Certificate: MAI or SR/WA, License: CA Real Estate Broker.
Preferred MAI or SR/WA designations. Preferred CA Brokers License.
Preferred experience as a qualified expert witness in valuation matters.
Typical Responsibilities
Provide real estate appraisals and other
valuation related products to support values for real estate transactions.
Manage contract appraisals for major projects. Review contract appraisals
and acquire management approval (presentations to management may be
required for larger projects). Routine contact with SCE Transmission
and Planning personnel, Corporate Real Estate, Survey, and Title personnel
to provide required background information for projects. Routine contact
with SCE Public Affairs & Legal personnel, City and/ or County
or other public/private agency personnel to consider effects of project
or confirm area information. Regular contact with other SCE business
units, primarily Transmission and Distribution Business Unit, as well
as work with other internal departments such as Law, Environmental
Affairs and Public Affairs.
